Building on an initial site analysis, as well as a thorough feasibility study, Rodeo, in collaboration with JVA and Dronninga Landskap, is currently working on a zoning plan and detailed planning of 450 homes in Ballerud garden center and Kleven farm in Bærum municipality. The site lies close to the public transport hubs of Gjønnes, Bekkestua and Høvik.

The development concept explores local identity and what "living in Bærum" means. The buildings are designed to meet market expectations and combines different typologies of row and low-rise townhouses in a yard structure. Common outdoor recreational areas function as structural green wedges between the building groups. 

Car access to public functions and parking facilities are kept at the edges of the development area. This allows for a car free environment within the housing area with a network of shortcuts and trails designed for cyclists and pedestrians. By preserving as much natural terrain as possible, and integrating the surface water management as part of the green structure above the ground, a lush and child-friendly neighborhood is developed as a modern interpretation of the classical garden city.
